Services Overview
New England Contract Realty is a full service real estate brokerage firm. We can perform all services typically related to buying and selling a home or other real estate with a variety of agency or non-agency forms in traditional percentage of sale price format or the 'fee-for-service' model. All of our services start with the appropriate disclosures required by government agencies. We operate using clear, transparent and 'fair' contracts for the benefit of all parties involved. Regardless of form, we pride ourselves in the ethical management of each transaction or potential transaction. Real estate commissions are not set by law. Every transaction is unique and our general commission structures are commensurate with the specific needs of the client or customer. Our standard service can often be compared to the premium service of others.
A traditional seller transaction may consist of:
- Marketing the home or property including;
- the listing of the property in the local multiple listing service (MLS);
- placing advertisements in local media and on the internet and;
- hosting open houses.
- Review of standard real estate contracts including;
- providing advice on pricing;
- home inspections or;
- other contractual terms.
- Negotiating with potential homebuyers or their agents.
- Arranging for prospective buyers to view the property.
- Provide to sellers pertinent information about;
- the relative property values in the area;
- most recent selling prices and;
- property taxes.
- Assistance with the negotiation of offers, counter offers, and acceptances.
- Assisting with the closing of the transaction including;
- handling and delivery of paperwork and;
- b) holding or transport of trust funds.
- Pay to cooperating brokers a commission 'split'.
A traditional buyer transaction may consist of:
- Locating potential properties for prospective buyers including;
- setting up a 'gateway' or 'portal' for buyers to review properties and;
- searching other data outlets and sources for properties.
- Arranging for buyers to visit the properties of interest.
- Review of standard real estate contracts including;
- providing advice on pricing;
- home inspections or;
- other contractual terms.
- Negotiating with potential home sellers or their agents.
- Provide to buyers pertinent information about;
- the relative property values in the area;
- the most recent local selling prices and;;
- property taxes.
- Familiarize buyers of financing alternatives.
- Assist with the negotiation of offers, counter offers, and acceptances.
- Schedule for vendor visits to the property for appraisal or inspection.
- Assisting with the closing of the transaction including;
- handling and delivery of paperwork;
- holding or transport of trust funds.
Fee-For-Service / Flat Fee / Non Traditional Services
- For Sale By Owner: This is a standardized $225.00 'flat fee' automated listing service with limited support to the seller. The seller is able to list the property online; upload photos and have the listing posted to the local MLS (Multiple Listing Service). A great choice for the 'do-it-yourselfers'.
- Site Discovery: This is a 'flat fee' service most often used in conjunction with a non-agency facilitation agreement specifically designed for developers. The pricing for this service is generally tied to the development unit count proposed. We have had notable success with this model including working with nationally recognized name brand corporations.
- Buyer Registration: This is a $175.00 'flat fee' service where highly focused buyers wish to be 'registered' for reverse prospecting by listing agents, for a very specific property of style, design or location. The customer's unique criterion is placed in a professionally accessible database for notification when an exact MLS listings matches all of their predetermined parameters. This can be a huge time-saver for the precise buyer.
- Consulting: The fee for our real estate consulting service is $200/hour. We can offer opinions regarding the structuring of transactions, documentation, real estate investment goals and similar. We do not offer any legal or other advice outside of the real estate arena. You are advised to seek out the appropriate attorneys or other professionals for those needs.
Rebates / Discount Brokerage
From time to time we offer a number of rebates to various segments of our customers and clientele. Some call this a form of discount brokerage; we call this good business. We appreciate your patronage and wish to return a rewarding experience to those who use our real estate services.
